The building, designed as headquarters Transoceanic companies, responds in design to the implementation of a system aimed at reducing energy demand, improve the quality of work spaces and adopt a friendly environment. The project faced 3 conditions pertaining to the commission, in the first instance, the building is part of a master plan conducted in Germany by the planning office Krause Bohne Gmbh, which defined the occupation of the land and the use of curved shapes in plants , incorporated into future development of other office buildings. Secondly, the energy concept, with emphasis on the draft climate and the rest of the fields was developed by the German office Bohne Ingenieure, with which it became a joint effort to define design concepts to which the project was to answer architecturally to achieve sustainability goals required. Finally the site to build, to be in front of aerodrome Lo Castillo has a demanding standard, forcing the development of an extension project in an area of generous proportions.
Based on the above parameters, comes a building with 3 offices and 2 levels of underground parking, consisting of a main body consists of a large hall full height delivering two wings of free plants for offices, but an independent body in the north to Hall and Casino, which is connected through an exterior marquee, integrating the building and the land. The way we plan seeks to optimize the solar orientation, favoring natural light, ensuring exterior views from all campuses and developing a careful treatment of facades to avoid unwanted heat gain or loss.
We analyzed the design elements such as location, orientation, solar control systems, use of natural light, renewable materials, plant, insulation, thus reducing energy demand before developing the design of technical systems. This is highly effective and does not involve significant additional costs for strengthening project in addition to low power consumption, the well being of people.
As renewable energy, geothermal energy is incorporated through the extraction of water from a well 75 meters deep. constant temperature 12 °, which is used to cool air and capillaries through heat exchangers. During the process, ideally should be from the beginning, the project collation with the scoring system LEED finding very good agreement between the forward and the initiatives promoted by the rating system, aiming for more gold in order to display a known reference to energy and environmental good practices.
