Maiorca is a residential building designed by Lourenço | Sarmento Arquitetos in the city of Juiz de Fora, Brazil, located in an upscale residential area of ??the city. It is formed by 5 units of approximately 260 square meters and a duplex penthouse.
The thought process was to create a joint unit consisting of the various components comprising the building as a volume and not separate fronts. This intention leads to a regular element composition aggregates, represented by the cantilevered terraces, tied together by the large pediment begins as a pergola and ends tying the entire complex. Beyond the aesthetic function this framework gives privacy protection to users of other views of the surrounding buildings and the power of the sun. These elements come together in the massive volume that anchors the whole staircase.
The glass curtain wall system and the spider in the room, attached to vertical wooden panels, works as a negative contrast between filled and empty surface of the composition of the panels folded and volumes.
The units had idealized design focusing on the optimization of the desired characteristics of the three areas of use – social and private service – opening up the living areas in contact with the road and the views of the surroundings and the location of the rooms in Inside the enclosure, a much more quiet and watching the morning sun. The kitchen and laundry are in the middle belt, linking the two zones. The opening of the social areas and the integration between the living room and terrace also was an important issue in this process, achieved by the special attention given to the structural system adopted – ribbed slab and the exterior location of the pillars – and the detail of the sliding doors of the facade completely hidden behind a wall providential no gaps between the interior and exterior.
